          Solomon's Preventive Home Maintenance in St. Louis is dedicated to preserving your home’s integrity through our comprehensive maintenance program. We begin with a detailed inspection of your home’s building envelope to prevent air and water infiltration, noting any additional work for a separate quote and outlining all included services for transparency.

Upon inspection, your assigned inspector provides a tailored program proposal and contract. Once enrolled, we schedule a professional house wash and annual envelope maintenance by our expert team. Renew annually and save 15% by prepaying up to three years.​​

Preventive Maintenance Program Pricing

  • Base Program- Up to 1,800 sq. ft.: $1,099/year

    • 1,801–2,499 sq. ft.: $1,499/year

    • 2,500–3,000 sq. ft.: $1,699/year

    • 3,001–3,999 sq. ft.: $1,850/year

Preventive Maintenance Program?

Roofing,

Flashing & Penetrations

  • Inspect roofing; minor repairs fixed on-site.

  • Skylight flashing inspected; minor repairs as needed.

  • Minimal damaged shingles replaced if matching materials provided.

  • Loose roof flashing reattached or replaced.

  • Major repairs quoted separately.

Chimney, Masonry,

Foundation & Flashing

  • Masonry inspected for mortar joint decay; issues reported.

  • Minor masonry/flashing repairs for functionality.

  • Concrete foundations, stairs inspected; condition reported.

Inspection of Painted Surfaces, Vinyl Fascia, Soffits, Siding, Stucco, 

 Caulking as Needed

  • ​Vinyl siding, aluminum fascia, soffits inspected; minor reattachment.

  • Stucco/stone caulked for weather-tightness.

  • Wood-to-wood/masonry joints caulked.

  • Wood trim sanded, primed, painted to prevent rot.

  • Windows/doors inspected for cracks/missing caulk; repaired.

Gutters,

Downspouts & Drainage

  • Gutters cleaned Annually (up to 3 stories in rear).

  • Gutters/downspouts re-secured; ensured to flow properly.

  • Inground drain tile cleanouts quoted separately.

Garage Doors

  • Doors inspected; damaged weatherstripping replaced.

  • Caulking repaired to prevent decay.

  • Garage door rollers/tracks lubricated; weatherstripping replaced if needed.

  • Deck railings, stairs, piers, posts, beams, joists inspected for safety.

  • Deck-to-building connection checked; bolts tightened.

Annual Soft Wash House Exterior Surfaces

  • Soft wash of walls, fascia, soffits, gutters, siding, stucco, brick, chimneys.

  • Windows/screens sprayed; not full cleaning.

  • Decks rinsed for light dirt/mildew; no power washing.

    • Concrete surfaces excluded.  Separate quote if requested

Annual Building Inspection & Repairs Report

  • This report details maintenance items included in the program, minor repairs, and wear areas for preventive planning.

  • Identified minor repairs will be shown in the report and completed on the work day per report.

  • If there is work needed beyond the program, a separate proposal will be sent to you.
