Maintenance Program

        Solomon Preventive Home Maintenance is dedicated to preserving the integrity of your home through our comprehensive maintenance program. Our process begins with a meticulous inspection of your home’s building envelope, identifying and addressing minor vulnerabilities to prevent air and water infiltration. During this thorough evaluation, we will highlight any areas requiring additional attention (provided with a separate quote) and clearly outline the services included in your program, ensuring complete transparency and confidence in our care for your property.

     

 Upon completion of the inspection, your assigned inspector will present a tailored program proposal and contract for your review. Once enrolled, we will schedule a professional house wash and dispatch our expert maintenance team to perform annual envelope maintenance, ensuring your home remains in pristine condition. At the end of each program year, you may renew your plan and enjoy a 15% savings on annual fees by prepaying for up to three years.

      Our base program, designed for homes up to 1,800 square feet, is priced at $1,099 annually and encompasses all inspection and maintenance services necessary to protect your investment.

What the Program Includes

 

       Solomon Preventive Home Maintenance is committed to safeguarding your home with our comprehensive program. We begin with a detailed inspection of your home’s building envelope to prevent air and water infiltration. Any areas requiring additional work will be noted for a separate quote, and we’ll outline all included services for full transparency.

       Upon inspection completion, your inspector will provide a customized program proposal and contract. Once enrolled, we’ll schedule a professional house wash and annual envelope maintenance by our expert team. At year-end, renew and save 15% by prepaying up to three years.

       The base program, for homes up to 1,800 sq. ft., costs $1,099 annually and includes:

Roofing, Flashing & Penetrations
- Inspect roofing; minor repairs fixed on-site and noted.
- Preventive maintenance only; major repairs quoted separately.
- Skylight flashing inspected; minor repairs made as needed.
- Damaged shingles replaced only if minimal and matching materials provided.
- Worn exhaust vents/soil stacks noted, not replaced; quoted separately.
- Loose roof flashing reattached or replaced.

Chimney, Masonry, Flatwork, Foundation & Flashing
- Masonry inspection focuses on mortar joint decay; issues reported with repair proposals.
- Minor masonry/flashing repairs made to ensure functionality.
- Concrete flatwork, foundations, stairs, or walkways inspected; condition reported, not repaired.

**Vinyl Fascia, Soffits, Siding, Stucco, Stone & Wood Moldings/Aluminum**
- Vinyl siding, aluminum fascia, and soffits inspected; minor reattachment if loose.
- Stucco/stone caulked for weather-tightness per standard practices.
- Wood-to-wood/masonry joints caulked for weather protection.

Painted Surfaces & Caulking of Windows/Doors
- Wood trim around doors/windows sanded, primed, and painted to match, preventing rot.
- Painting protects bare wood, not for full repainting.
- Windows/doors inspected for hairline cracks/missing caulk; repaired for weather-tightness.

Gutters, Downspouts & Drainage
- Gutters cleaned (up to 3 stories in rear); other conditions quoted separately.
- Gutters/downspouts re-secured if loose; ensured to flow properly.
- Inground drain tile cleanouts excluded; quoted separately.
- Gutter/fascia hand washing excluded; quoted separately.

Annual Soft Wash of Exterior Surfaces
- Soft wash of walls, fascia, soffits, gutters, downspouts, siding, stucco, brick, and chimneys.
- Windows/screens sprayed to remove dirt; not a full window cleaning.
- Decks rinsed for light dirt/mildew; no power washing or paint removal.
- Removes mildew/mold; roof washing excluded, quoted separately.
- Concrete surfaces (sidewalks, patios, etc.) excluded.

Entry & Garage Doors
- Doors inspected for weatherstripping; damaged stripping replaced.
- Caulking around doors repaired to prevent decay.
- Exterior door hardware inspected; squeaky handles, loose locks/hinges, and thresholds adjusted.
- Garage door rollers/tracks lubricated; bottom weatherstripping replaced if needed.
- Window weatherstripping repaired if minor; larger repairs quoted separately.

Annual Deck Inspection Report
- Deck railings, stairs, piers, posts, beams, joists, and decking inspected for safety and structural defects.
- Deck-to-building connection checked to prevent separation.
- Carriage bolts tightened annually; coating conditions reported.

Annual Building Inspection & Repairs Report
- Details all maintenance and minor repairs made, highlighting wear areas for preventive planning.
- Includes roof and masonry/chimney cap inspection reports.
